As a for-profit business it’s difficult to compete on price alone. I’ve had to come up with other ways to make sellers happy. For most of them, selling on the market is the right choice. For the ~5% or so that have other needs, I have some innovative ways to help them. In the end, you’ll be the one they thank.

A popular option is for your seller to do their home shopping then go into contract for their purchase, then immediately initiate my 10-day escrow to buy their home.

 

This allows them to become a cash-buyer and more competitive for their new home, plus gives them peace of mind and reduced stress about the whole process.  No obligation to sell to me if they do not find a new home.

In our business (agents and investors) it’s sometimes difficult to differentiate ourselves. Yes, we can give great service and “go above and beyond” for our clients, but that’s what they’re hearing from everyone.

 

Here are some ways we try to differentiate ourselves (which you can use when discussing us as a potential buyer):

For example, we can do longer escrows, give free rentbacks, monthly leases, or just be ready to close in a short time once your seller is in contract for their purchase. 

 

We will help with (or pay for) moving logistics. 

Everything from renting a POD, finding reputable packers/movers, or coordinating an estate sale.

 

The seller can leave any and all unwanted items behind.

This serves to lessen the stress of moving, which is never easy after living in one place for decades.

 

Minimal visits needed. We can work off of pictures then complete only one inspection. 

 

Minimal contingencies. We never do appraisal or loan contingencies and only need one quick inspection completed. If needed, we can do no contingencies. 

 

Additionally, 

-we can do longer escrows

-free 30-day rentbacks

-monthly leases after 30 days of rentback (usually with hard deadline & escrow holdback)

-no cleaning or repairs

Agent Perks

I’m a big believer in sharing the wealth and providing incentives to my agent partners. These deals don’t come around every day, but when they do, I hope you keep me in mind!  

 

You bring me a lead to review. I reply ASAP with our offer or questions (I make it a big point to get you feedback right away).

 

It’s helpful to have pictures but I can also work from a thorough description of the property and understanding what the seller’s goals are (many times it’s more than just price). 

 

If the terms and price are acceptable to the seller, we can move towards a written contract. 

You can represent me as buyer when we purchase whether or not you represent the seller. The situation may vary but just know that I will not have my own agent.

Bonus Commission!

We are currently paying agents 2% bonus commissions as BUYERS at closing.

 

This is in addition to what the seller pays you (which can vary if you’re double-ending or not, but either way it does not involve Skye Homes). 

 

Once rehab and sell the property we will pay commissions totaling 5% (split with buyers agent) and you can represent us as sellers. There are times when I do not re-sell of course. This is part of the reason behind the initial bonus commission. However, I am willing to sign a listing agreement when I buy the property in order to guarantee that you would get the listing if I DO sell.

 

Our Buying Criteria

We generally prefer houses that fall within the median price of that area upon resale. That median will change area to area, but we want to make sure we’re selling (or renting) to the largest pool of buyers after we rehab. That is why we mostly stay away from luxury and rural properties.

This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. Our goal is to make the amount we offer you, the same amount you net at closing. There are exceptions in FL (doc stamps), and a couple Bay Area cities (transfer taxes) where the seller will be responsible.

We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses that meet our purchasing criteria, all around the United States. We are a for-profit business who may repair the house and resell it to another home owner or keep it as a rental.

Yes. We are a reputable company with testimonials from plenty of past clients on Google and Yelp.

At no point will you ever send us money. All transactions and funds are handled with a third-party escrow company. Just like any other sale.

We look at the location of the property, its condition, and values of comparable houses sold in the area recently to come up with an offer amount, or offer range.
