I’m Jake Knight, the owner of Skye Homes. I specifically developed my business to help astute real estate investors such as yourself to easily exit their real estate portfolios when the time came. 

 

Even with as few as 3-5 properties, selling each unit independently can be a tremendous drain on resources, starting with your time.

 

Scheduling showing appointments around tenants several times for each property, dealing with complex contingencies for multiple buyers, coordinating everything…it all becomes frustrating to say the least. We generally prefer houses that fall within the median price of that area upon resale. That median will change area to area, but we want to make sure we’re selling (or renting) to the largest pool of buyers after we rehab. That is why we mostly stay away from luxury and rural properties.

This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. Our goal is to make the amount we offer you, the same amount you net at closing. There are exceptions in FL (doc stamps), and a couple Bay Area cities (transfer taxes) where the seller will be responsible.

We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses that meet our purchasing criteria, all around the United States. We are a for-profit business who may repair the house and resell it to another home owner or keep it as a rental.

At no point will you ever send us money. All transactions and funds are handled with a third-party escrow company. Just like any other sale.

We look at the location of the property, its condition, and values of comparable houses sold in the area recently to come up with an offer amount, or offer range.  We’re in the “volume game” so as long as we’re achieving a sufficient rate of return, we don’t need to make a low offer. If the property is in very rough shape it’s natural that any buyer would need room to invest in renovations.   

Yes, and that’s the beauty of it all. If you want to sell the houses and invest in low-hassle triple net leases, we can work with you. Or, if you want to do a reverse exchange, we can work out our deal while you shop for a replacement property.

For vacant homes it’s quite simple: we will have a local team member or vendor (we’re everywhere!) visit for us. For rented homes, we can send a team member or vendor to meet you or on your behalf. We can work discreetly if needed.

On the other hand, there are some sellers who need a custom solution due to either the property’s condition or the seller’s personal situation, or a combination of the two.

When the property is in really bad shape, they’re likely going to sell to an investor, so it may make sense to save money on commissions and find their own investor.

Some examples of personal situations that we can help with are: hoarding, pre-foreclosure or other financial issues that require a fast home sale, house with non-paying tenants or squatters, severely delinquent property taxes, homeowners who want to rent back the home longer than normal, or sellers who value privacy and/or are embarrassed by their home.
